    I would not recommend this company to anyone, ever. We hired the Military Relocation Team to manage our property back in 2016 and the initial years of service were quite reasonable. Communication was noted to be suboptimal but seemingly acceptable in 2020. This included delayed responses and lack of follow through with requests on updates on the property and its maintenance. In 2024 we were notified by an uninvolved party that the house had serious maintenance issues. Efforts were made to reach out to HRMRT, Coastal Property Management LLC, and the owner Barbara Sgueglia via the owner portal and telephone and we received no reply to multiple messages for weeks. Given the concern for the property, we reach out for the first time to the current tenants to discover that despite the tenant posting notification on the portal (as directed) the heating unit had been left unrepaired by HRMRT through the winter, leaving a family including a young child without heat. Also, a pipe had burst months before and HRMRT did send a plumber to fix it but did not follow through with recommended maintenance. The property then sustained tens of thousands of dollars in water damage and mold growth, which left the house uninhabitable and is still being repaired. The tenant was restricted against reaching out to the owner as per stipulations in the lease, so without the engagement of the property management team there was no directed pathway to discover this damage. They responded within the day when notified via portal that they were fired but have yet to reply to the maintenance requests from the tenant or the owner. In short, this military servicemember found their service to be entirely unacceptable and their negligence led to poor conditions for the tenant as well as substantial damage to the house. I gave them one star because this website would not allow a submission with 0 stars.

    They are impossible to reach and have awful communication. When the failed to do their job they made it seem as If was our fault. Then want to charge $15,000 to break a contract with them with an vacant house?? Look at all the reviews it's all true.

    If you enjoy headaches and unprofessional behavior, this is the company for you! Stand clear of these people! The name can be misleading, almost if they are affiliated with official military housing representatives. I've had almost all of the same experiences as those who have left comments, all of which are negative! I wish I had seen these reviews before I contacted them. Do yourself a favor and read their horrible reviews from other review sites and complaints to the BBB! I plan to post the timestamped transcripts of our conversations so you can see the long delays it took them to respond, and the repeated requests I had to send to get answers from them. You'll be able to see the evidence for yourself on how unprofessional and unreliable they are. I wish I could give them NEGATIVE 5 stars! **UPDATE** Here’s an email they sent me because they canceled 30 minutes before an appointment I had been trying to get with them for MONTHS! Professionals don’t send emails like this to their clients! Re: Tenant Conversation Posted to Portal on 01/18/2019 Dear Damien Holmes, Please be advised that a new conversation message has been published on your Tenant Portal: Good morning again While we will work to accomodate every situation as quickly as possible, we wont argue with your nasty messages or respond to your nonsense reviews. We are professionals and you are abusive and it wont be tolerated. When another tenant has a life threatening emergency, we will always put them before loose door handles and trees that need to be trimmed. You never even gave the courtesy of acknowledging our message days ago, so nobody expected you to be home anyway. Its a ridiculous suggestion that more than one adult would take off work for an inspection and its even more ridiculous to suggest that an email sent and corrected one minute later meant that you took off two days of work. If that were true, you would have been looking for us and messaging here on Wednesday when nobody showed up. Your abuse and dishonestly wont be tolerated. Also, your lease strictly prohibits you from making contact with the owner. This is a serious lease violation which would result in large fines being charged and any payments applied to the fines before rent. We will try to get you on the schedule later today, but if not we will let you know when that will be. As to calling your cell phone, our contracts will do so. We, however will not.     WARNING!!! DO NOT RENT FROM THIS PROPERTY MANAGEMENT COMPANY!! Barbara and her entire staff were extremely unprofessional. I rented a property from this company and it was the worst experience of my life! Please do yourself a favor and do your research. Look at their reviews on all the sites. Don’t make the same mistake I did. They were great and helpful until the day we moved in, that was when the nightmare began. The property had some issues noted when we initially looked at it, we were promised they would be resolved prior to move in, they were not. We had so many issues upon move in that we repeatedly requested for a representative come do a walk-through of the property with us. They refused to do so and gave us the runaround trying to get repairs made. Good luck trying to get a hold of anyone when you have an issue. There is no emergency number to call and they do not answer their phone numbers listed on the website. You have to send an email and they will respond at their convenience. Not really assuring when a problem happens after hours or on a weekend. I eventually contacted the city health department due to raw sewage backing up into the property. This issue started on a weekend. They told us not to use water and they would send a plumber out sometime Monday. After multiple failed attempts to resolve the drain issues by their plumber, they started ignoring our pleas for help. It was at that point we got the city health department involved. After the city deemed the house uninhabitable, we finally got a response. There ended up being a broken drain line and the front yard had to be dug up to repair it. This is just one of the many many issues we endured. I could write a book if I listed every issue we had. Upon move out, they attempted to charge us for damage that was preexisting upon our move in. The damage was documented by us on the move in check list and with photos. I recommend doing your research and finding a different company to rent from, I wish I would have done my research.

    I originally started looking into a rental here in Virginia Beach with a realtor, Stephen. Once we decided we liked the house and wanted to put in an application, we were told the 30 day notice we would need to give, upon approval, would be ok. So, the 4 of us adults (in a 5br home) applied and paid the $200 in application fees. I also put up $2,550 of my money as a security deposit that was due with application to be refunded if not approved. Getting a hold of Barbara proved to be nearly impossible until I HAPPENED to get someone to answer the phone in her office. Only then did she respond to me to find out the status of the application. After a discussion on the phone, she told me that we needed rental status letters from our respective landlords stating the ability to get out of our current leases. I told her I would get those and get back to her. She also asked me if I could put down another $2,550 as a "double deposit" to appease the owner. I told her no. That was Friday night. On Monday, I texted her that I had the info she needed and that I would be able to move in @ mid-August/late-August if approved as we were now into mid-July and I need my 30 day notice. Only then did she say the owner wants someone in the property by 8/1 so we were not going to be approved. She also stated there were issues, which would be outlined in our rejection letter, relating to the other 2 adults on the application so the owner went with another tenant. I told her I would like Stephen to pick up my check from her office in Chesapeake and meet me somewhere to get it back. She stated he is not a messenger and that I would have to drive to Chesapeake to get my money back. I told her I thought her company was a joke and they were VERY unprofessional and shady. I told her I would be there on Tuesday morning to get my check and to please have it ready so I didn't have to call the authorities. It was after this that she decided I was abusive (JOKE!!!) and she didn't want me in her office. She said if I showed up she would call the authorities. I can tell you that if I don't have a check by Friday, I will be driving to Chesapeake anyhow!! DO NOT DEAL WITH THESE PEOPLE!!!!!!! THEY TAKE YOUR MONEY AND SIT ON IT AND TREAT YOU LIKE GARBAGE!!!
