I am the Trustee of an Estate, of which one asset was a house in Porter Ranch that its heirs wanted to sell. Knowing no one in the local area (I live 1300 miles distant), I sought referrals for a high-quality agent to represent the sale. One agent recommended often is Chris Williams. I called her; we scheduled a phone interview for the next day. Please know that I am very demanding of the professionals with whom I choose to work. I know this but Chris did not so one filter was how she handled my pointed questions... how she handled me. In a word, with aplomb. At no time did Chris become flustered (which trait would later prove especially helpful); her replies quick and incisive, often insightful. I told her about the issues and problems that could occur with this sale; for example, I would not visit LA to facilitate this sale so she and I had to work together from a distance. Chris shared details of how she handled similar listings in the past; not only their successful conclusion but the process itself. We discussed the house and how we might differentiate it from other listings for a successful sale; listing on MLS, sure, but the other venues that could help facilitate a sale. There is more, much more, to a successful listing than just inputting its details into the MLS. As deftly as Chris answered my questions during our initial call, her skills and talents shone especially brightly from the inception of the listing on MLS through to the close of escrow. For various reasons, none known in advance, selling this house proved difficult; the process required extra helpings of endurance, patience, good temperament, and flat-out sales skill. Chris has those characteristics and more. One truth that presented itself during the listing is that, in the wake of changes in agents's commission structure, many possible buyers had yet to hire their agent. This change is recent so things could change again but perhaps buyers thought that, should they find a property of interest (enough to write a bid), they would just ask the seller's agent - Chris - to represent them. This dual relationship, buyer's AND seller's agent gives many sellers and buyers conniption fits. Fortunately I already had a good sense of Chris's skills and her personal/professional character so I authorized her to proceed. If that step was a test, she passed with flying colors; in our listing, she represented both buyer and seller fairly, sharing only the information she could to each party while keeping confidential the information that should not be shared. Chris's skills for both buyer and seller helped bring this difficult sale to a successful conclusion, one in which all parties walked away happy and satisfied. And you know what else? Chris is eminently likable; you will like her. And isn't that the type of agent you seek? An agent who knows the rules, abides by the rules, has skills galore - for sellers, knows marketing; for buyers, knows how to find the house right for you; for each party, how to negotiate so that all parties are happy... And is a good person. That sentence describes Chris but in no way does it sum up the solid traits she brings to this professional relationship. I have no hesitation to provide a hearty, solid, non-equivocal recommendation of and for Chris Williams.

In a word, working with Chris Williams is, easy. In a few words, it's a comfortable and enjoyable process made so by her experience, knowledge and expertise selling and buying homes in the Northridge area. This is the second time I have worked with Chris selling and buying at the same time, and I was even more impressed with her savvy, attention to detail and over all work ethic that made a double transaction with so many potential pitfalls or problems feel like a complete and total breeze. It helps that Chris may be the most patient person I have ever met, as she accepted the challenge of working with me again, as I can be, at times a little impatient and demanding. That said, her calm and her voice of reason was always stronger and much more useful during any snag we encountered. It would be easy to cite Chris' knowledge and experience as a selling point, but I would say that it is her genuine care for her clients that makes her so special. I knew what I was getting when I asked Chris to help me sell my home in February, and that is the best real estate agent in the San Fernando Valley. Do yourself a favor, and call Chris Williams if you want to buy, sell or just want a friendly chat. She's the best there is!!

CHRIS WAS INCREDIBLE. Every part of our experience was positive. We have had the property listed with several local agents over the past two years with no success. Chris came in, and within a month had our home under contract (full price). The close of escrow was seamless...completed in two weeks! We would recomend her to anyone intrested in selling their home. Chris is amazing! She helped us sell our parents house and knows the area well. She told us what or would happen every step of the way, and it happened as she said it would. She took care of everything, from the staging of the house, to the handyman repairs and house cleaning. She keeps you well informed on who came to view the house, and the offers coming in. She definitely takes the stress off of the process! We would highly recommend her to anyone thinking of buying or selling a home.

I never thought I would ever find a real estate broker who would fight for every last dollar of mine as if it were her own. I found such a broker in Chris Williams, and discovered both a fiduciary and saleswoman of extraordinary strengths. Every step of the selling process was clearly explained, prepared for, executed, and fulfilled. From the careful selection of a listing price, to a well-planned sales approach, and finally to the execution of a highly effective negotiation strategy, Chris is a Real Estate Broker to none. As a seller, she was considerate of our time, convenience, and selling costs. Her follow through from listing, to negotiating, to selling, and finally to closing, she never so much dropped any procedural ball. I would highly recommend her to anyone without reservation.
