Great at negotiating commission (with you). Don't believe that his contract will reflect what he tells you in email however. Also, expect a loose interpretation in his favor. Not so good about negotiating good rents for your tenants. Be ready to pay another broker to place tenants and then pay again for 'on-boarding' commission. Nick McLean Real managed our commercial property for over a year. They claimed it was a bad market as they could not find any suitable tenants. We had to find our own. However they were not shy about charging commission for tenants that we found, tenants that moved down the hall, and tenants found through third party agencies (double commission). Our contract did not even specify commission, only that it would be discussed. We only found out after our bank requested additional documents and these unlabeled charges were found. Invoices for commissions were never sent. We also found that it took days for a response. When AC needed repair in the summer their action was to ask 'What would you like to do. Please advise' Don't expect financial statements to have charges or payments labeled. Don't even expect expenses, payments, and owner distributions to be in different columns. You also should not expect to receive accurate 1099 documents or a breakdown of expenses. When asked to provide expenses, the document included owner distributions as 'expenses'; none of these were labeled as to who was paid or what the charges were for.

Excellent advice, true expertise, patient and calm attitude. We put our house in a small rural town up for sale in the winter, which can be a difficult time to sell. However, with Greg's very helpful advice and patient hand- holding, we actually sold our house to only the second viewer, right in the middle of winter! We are very happy that we chose Greg Hurley to be our real estate agent.

Gregg was great to work with and very knowledgeable of the market and took some great photos and videos and just made the whole process effortlessly for me and I believe we got the best price we could’ve gotten in the market. I would recommend Gregg to all my family and friends just a great guy!

Greg took care of me like one of his own. He traveled to see me many times. 10/10 to Greg!! He helped call my lenders and hoa for me so that I didn’t have to. He also helped save me a ton on closing costs and was constantly available to help at any time.
