You should expect someone to know what they're telling you and why, and what I mean is explain how they come up with the numbers they give you and all the variables. Anyone can put an address in the MLS and print up a slick CMA (comparative market analysis) with a dozen or so pages in color with graphics and a pie chart and of course their picture, but in reality that's a joke to say the least and you really don't get any insight on what the real value of a property is. What takes someone else two minutes takes me hours, but I can tell you what it's really worth and why, all the pros and cons. I can show you what your properties value is compared to the current market, inventory, absorption rates, past sales and various other conditions just to name a few. Lastly you really need to be an expert in proper MLS input, professional photography, setting your asking price with a selling strategy, home inspections, title companies - lawyers, lenders, contracts, negotiations, any repairs, and managing the other side. We highly recommend the Webster Group. Jerry and Joannie did a great job helping us sell our late mother’s condo. We knew practically nothing about selling a property but Jerry and Joannie held our hand throughout the entire process. Jerry took the iron fist approach, hard and to the point, in letting us know exactly what we needed to do to get the property ready to sell. He didn’t just give general suggestions as to what we needed to do, instead, he told us EXACTLY what we needed to do as well as what we didn’t need to do. He never sugarcoated what the “real” expectations of selling a property would be. Joannie on the other hand, was the velvet glove, there to address all of our many follow-up questions. And we had a LOT of follow-up questions because there were two other siblings involved who reside outside of Naples. That being said, it required everything to be done in triplicate. However, that did not deter Joannie at all as she was very responsive and never made you feel like you were a nuisance or asking silly questions. With both of their dedicated help, the property was listed in March and sold in June.

It’s deja-vu all over again! Living the single life 8 floors up at the beach is glorious! What’s the only thing that could be better? Well, meeting the woman of your dreams and discovering that a one bedroom condo with a great view isn’t big enough anymore! I gave Jerry a call and off we went condo hunting on the mainland. He found the perfect 2-2 condo under construction at Pelican Preserve, but they’re selling fast. A thousand dollars holds my prospective condo but I am clearly in a time crunch. We’ve got to sell quickly! Time is not on our side as it was when Jerry sold my townhome at the Forum in Fort Myers and negotiated the deal here at Lovers Key. That was less than a year ago. Well, Jerry rose to the occasion! After only two open houses and 21 total days on the market, I had a signed contract for all the money! Not only that, but Jerry negotiated the deal at Pelican Preserve and saved me another Twelve Thousand Dollars! As far as I’m concerned, The Jerry Webster Group is the team you want on your side!
