I met Kathy Ellis approximately 13 years ago when I was looking for a home in Malibu. I met her at an ocean front home that I liked, but had just gone into escrow. Kathy stated that she would keep an eye out for a similar property and shortly thereafter contacted me to advise that she came across another similar home in the same area that she thought could be purchased for a good price. Kathy represented me in negotiating a very good deal for that home. Over the years, I spoke to several other persons who stated that they also used Kathy to buy and sell their homes at the beach and all were very happy with her services. When I recently decided to sell my home in Malibu and purchase another one, I immediately thought of Kathy. I retained Kathy to sell my home and look for a replacement that I described to her. Kathy was a big help in telling me what I needed to do to make my home more saleable. I made the minor upgrades that she suggested and she sold the home almost immediately. She thereafter found the replacement home that I described to her almost immediately and represented me in the purchase of that home, which went very smoothly. She also was very helpful in making recommendations for the remodeling of the home, the selection of a contractor, etc. I would highly recommend Kathy to anyone who is looking to buy or sell a home in Malibu or any of the adjoining beach communities.

My family had been trying to sell their Malibu condo off and on for a few years. When they decided enough was enough and hired Kathy, she went over and beyond to get it sold. We were very impressed with her knowledge and network, and also getting it sold during these unprecedented times. On top of all of this, the condo fell out of escrow twice before it sold, and each time she had buyers lined up again almost immediately. We highly recommend Kathy!

I didn’t know Kathy personally or professionally before a local agent friend recommended her to me. (I live in northern CA). My friend was impressed with Kathy’s marketing skills, professionalism, and past performance. During our first meeting at my Malibu property, Kathy mentioned that she comes across as having a calm, serene, peaceful demeanor, but really she’s a tiger inside! I now know that’s true. Even during a pandemic and economic shut-down, Kathy managed to sell my place three times in a few short months! When it fell out of escrow, Kathy would have showings and find potential buyers within days and we’d be back in escrow. I don’t know how she managed it, but I’m so thankful she was in my corner. Kathy works incredibly hard and has the skill set to get the job done. She was sensitive to my needs and desires, plus offered expert advice. It’s hard to say enough good things about Kathy. I only wish I had known about her months earlier. Instead I made the mistake of listing with an agent who proved to be worthless, costing me lots of time and money. When his contract expired, my local friend stepped in to help and found Kathy for me. Don’t make the mistake I did. Go with Kathy the first time around and rest assured that you’ve chosen the best!

I have had the pleasure to work with Kathy on several real estate transactions as both a buyer and a seller. Kathy is smart, personable, ethical, highly knowledgeable, and she is an effective closer. In short, she gets results. I have absolutely no hesitation in highly recommending Kathy.

Sold my condo in less than 45 days at a record price. Highly recommend. Knowledgeable and easy to work with. Definitely would work with her again. Works hard for the buyer and seller to make the transaction close on time.
