Carolyn and I first met Todd and his real estate partner Selena who is also his wife when we were searching for a rental home in McLean in 2015. They showed us a number of properties before we settled on one. They walked us through things to look for both in the home and the rental agreement that was really important for us to understand. In 2018 we reached out to Todd and Salena to search for a home in Ashburn. At that time all the homes that we liked were also liked by many others. They advised that if we found the house we liked we would have to act quickly. After they knew exactly what we were seeking a property came on the market and within 3-4 hours we were in the home, we agreed it was a great home but near the top of our price point. Todd expected that the home would have multiple offers. He shrewdly advised that we include a pricing escalation clause but on top of that suggested we write a letter to the seller indicating how much we adored their home. That strategy work and we got the home. Todd and Selena know the market and how to compete to get you the home you want. Then in early 2023 Carolyn and I made the difficult decision to sell what we thought was our forever home and journey back to Missouri to be closer to family. Todd and Selena worked with us to make strategic upgrades to the home with some work done by us and others done by contractors that they put us in contact with. They called the end goal of "aspirational living" where the future buyers could easily see themselves living in the home. Once that work was completed Selena spent 2 days staging the home. Todd laid out the pricing approach all based on his market knowledge plus he methodically laid out a plan to market the home prior to the listing going active. Over the two days we had over 38 families visit the home and we received an offer far above asking price. Todd and his wife Selina (they work together as a team) were phenomenal agents. They helped my wife and I find a home that met our very exacting requirements in an extremely challenging market this year. Todd is very knowledgeable about the local market and brings research & numbers to back up his assessments of pricing, including how competitive certain properties are likely to be. He told us upfront that he is not in the least inconvenienced by scheduling and going to showings with his clients and in fact enjoys it. Given the market and our tough-to-find wish-list, we saw between ~30 - 40 properties with them. They were extremely accommodating with their time, working around my and my wife's busy work schedules. They even picked my wife up once to go to a showing and afterwards dropped her off at the airport for a flight. Beyond the Delahanty's knowledge, however, they really wanted to ensure we ended up in the right home. On more than one occasion, they talked us out of pursuing properties that had some appealing bells and whistles but that also had major drawbacks, in some cases just beneath the surface. I really appreciated that and it was very clear that they had our best interests in mind. They have even continued to help us with maintenance and remodeling questions after our recent purchase. I wouldn’t hesitate to recommend Todd and Selina to any of our friends and family trying to buy or sell a home.

100% rating 10 out of 10! Selina and Todd are incredibly knowledgeable of the current (tough) market and trends. They were very helpful and straightforward with me. I needed a lot of handholding, but they always had all answers, including options, so I could choose whatever worked for me. Selina and Todd even went as far as helping me navigate other services you typically need when buying a home. A bonus is that they moved several times before, so they were able to relate to my situation and make my experience much easier! They stayed on top of everything ever when I needed assistance after moving to my new home. Both are not only very professional in every aspect of the real estate business but also pleasant to work with. They are responsive even outside of business hours, and Todd even knows all about assessing home conditions. Would definitely work with Selina and Todd again. Thanks to them, I found my dream home, and I cannot thank you enough for making my home purchase such a smooth, pleasant experience!
