    5 Tips for Selling Your Home During the Holidays

    Selling your home during the holidays might not feel ideal, but you may need to do it for one reason or another. There are actually some pros and cons to having your home on the market during the holiday season. For example, there are often buyers who very much need to buy a property, regardless of whether or not it’s the holidays.  There may be less inventory during the holidays, so that means your competition is reduced, which is always a good thing.     1. Keep the Decorations to a Minimum

    You may love getting into the holiday spirit with your decorations, but if you go overboard it may turn off potentially serious buyers. As is the case at any other time of year, clutter is not good if you want to sell your home. You don’t want things to be too personal, and having a lot of decorations can make your home seem smaller. None of these will help you on the market, so keep it tasteful and minimized. When you’re decorating, make sure you’re not covering up any important features that will appeal to buyers either, such as large windows or fireplaces. 

    1. Make It Warm and Cozy

    While you want the actual decorations to be minimal if your home is on the market, you want it to be warm and inviting, particularly during this time. Maybe you have the smell of cookies baking, or candles burning when people come to see your home. Make it feel welcoming and like a place that potential buyers might be able to envision spending their holidays in the future. 

    1. Make Sure Your Price is Right

    Someone who’s an active buyer during the holidays is probably motivated and serious. They are not going to want to engage in a lot of back-and-forth overpricing, so make sure you have your listing price right. Work with your Realtor to determine what a reasonable price is, even if it’s not ideal, in your opinion. A home on the market during the holidays needs to be priced to sell. 

    1. Check Your Real Estate Agent’s Schedule and Make Sure They Are Reliable

    If you are going to sell your home during the holidays, your real estate agent needs to be prepared for this responsibility. You need to work with someone who’s going to be in town, available and reliable even during a time when a lot of people aren’t focused on work. Talk openly and honestly with your real estate agent about your expectations during the holidays to ensure you’re on the same page. 

    1. Don’t Neglect Curb Appeal

    During fall and winter, we don’t think much about the exterior of our homes. We can let maintenance and yard work fall to the bottom of our priority lists, with the thought we’ll deal with it when spring rolls around. If your home is on the market, you don’t have this luxury. You should touch up exterior issues that need attention such as paint, keep the gutters clean, pick up sticks and debris and make sure it looks as tidy as possible, especially during a time when everything is dead and might not look great.
