We were transplants from California who fortunately had a cottage in Princeville. Our California home was severely impacted by the Woolsey Fire and we relocated to our cottage. After some time in Princeville, we decided we wanted to stay in Kauai permanently. Finding a realtor who was conscientious and thoughtful about what our needs were we thought would be a hurdle. I was referred to AnnMarie Hamilton. The first email I received from AnnMarie hit all the high bars. Her reassuring words were inclusive of what we could expect in the market. I told my husband Rick that I found the “right realtor”. AnnMarie listened to our list of wants and went about showing us properties. Through the COVID challenge, she always remained calm and positive. She was available day and night and weekends to answer our endless questions and guide us through the process of closing escrow on our home in Paradise. She is an asset to anyone looking to relocate to Kauai from anywhere in the world. I have that much faith in her.

While walking in the neighborhood back in January we came across a for sale sign in the plantation at Princeville Annmarie was the listing agent she showed us around took our name and number next week showed us other properties and we told her once we sold everything we will keep in touch and boy did she ever.... As we progressed we kept in touch she sent us properties to look at her newsletter and soon as we touch the island she showed us 10 properties number 11 was the one... Because of her knowledge on the island our offer was right on point.. Once excepted we closed in 37 days... Whenever we meet people and share our story Annmarie Hamilton is the shining star...

Five Star. Local knowledge, very impressive; Process expertise, masterful; Responsiveness, immediate; Negotiation skills, excellent. We met Annmarie at a open house she was hosting. We told her we were interested in looking at homes in the Princeville area. She sent us later that day 11 homes that might interest us and we picked five for her to show us. After seeing several houses she was able to read us and know what type of home we were looking for and suggested we look at a home that wasn’t on our list. After seeing the suggested home we put an offer and bought the home. Annmarie’s real work began as soon as we made the offer, she made the entire process from beginning to end a real delight. We would recommend Annmarie to anyone in the process of selling or buying a house.

AnnMarie is a pro that combines sweetness with her marketing skills. We trusted her right of the bat with her candid pov of Kauai real estate. Our LLC wanted to become buyers eventually, but she made it happen very fast. We remain happy with the opportunity that she made available to us. After the sale, she managed all the deadlines and paper flows very well and the property transferred expertly. AnnMarie is the real deal... we were fortunate to run into her.

AnnMarie is the kind of real estate agent you dream of having; she actually listens to what you want (not what she wants) and is without a doubt the best and most thorough agent a person can have. Not only does she listen to what it is you really are looking for but she bends over backward to find it for you. She is relentless in her search and in driving you from one place to another to make sure you see it first hand. She has all the papers to follow so you can take your notes, remember which is which, and is exceptional at comparing the pros and cons of each choice. I can't even count the number of spread sheets she did for me in looking for a vacation rental at varying capacities; ie: 75% occupancy, 65% occupancy, and even 50% occupancy to show me I had room to build a clientele list over time and still be ahead of the game. AnnMarie also knows her inventory well. She can tell you which houses or condos need upgrading and where to put your money for the most bang. With endless knowledge of remodeling, ideas roll off her in waves and you're crazy if you are not writing them down as you can see the resale value flashing before you and escalating with every thought. I can't imagine where I would be if it were not for AnnMarie, or what I would have bought, if anything. Not only did she show me what I would love most, where it would be most feasable, how I could make such a purchase, how far I should make my investment stretch but also when is the best time to buy, where is the best location and why. What else could a buyer ask for? Trust and integrity become two of the most valuable ingredients when choosing a real estate agent, as you are going to be living with that choice for a very long time, but to feel you have gained a true new loyal friend is like pure icing on the cake!
