Carlos helped me to sell a house that was inherited to me in NW Washington, DC. I currently live in Los Angeles, CA and in addition to the exceptional service and expertise he provided, he managed all of the issues associated with selling a home seamlessly. This entire process was very straightforward and he operated with my best interests. After we identified necessary upgrades to the house, he brought Nicole and her team in to handle all repairs and staging. Her attention to detail is second to none. Even minor upgrades such as replacing the door handles made a huge difference on how the house was seen by potential buyers. This process can be a bit stressful, but having an agent as proactive and knowledgeable as Carlos, and someone that can work to achieve the best version of the property like Nicole made everything so much easier. I would like to also add that his knowledge of the area in which this property was located was excellent. Prior to working with him, I had conversations with realtors that did not have nearly the expertise he had of properties located within D.C.

Carlos’ role as realtor during the sale of my home was extremely disappointing and strayed from the reputation of the Sotheby’s brand and reviews. I communicated my concerns verbally, via email and even reached out to Carlos’ broker, Marcus Jaffe, but there was no resolve or attempt to address the concerns identified. Overall, this real estate transaction amplified a lack of communications, professionalism and integrity which I experienced with Carlos and Marcus at the TTR Sotheby Bethesda office. At the end of the deal, I received a call from the Title company congratulating me on closing. As a “real estate professional”, Carlos’ last interaction referencing the sale of my home was to confirm the walk through, not even a mere thanks for doing business regardless of the shortfalls and the fact he was paid. I’m sharing this information with hopes no one else has to go through the same stressful experience/disappointment. Below are the details of the aforementioned references. Actions Outside of our Agreement Of the many issues experienced, one of the most egregious was the initial interaction after signing the Listing Agreement. Contrary to discussion, Carlos advertised my home for sale two weeks prior to agreement. I was informed the home would be advertised in a “private network“ only for Sotheby’s agents but a day later I had two people outside of that network contact me about the listing which was not supposed to be advertised at that date. I asked for an explanation since this was not in accordance to our agreement and received a “maybe they saw it on the Coming Soon list” response - no effort to clarify what went wrong or if a mistake was made. Desperate Tactics for Personal Gain and Inconsistent Plans After several months and no movement on my property (when comparable homes received offers within a week), I asked Carlos for the plan moving forward as I was considering removing the listing from the MLS and possibly leasing it. Carlos, strongly recommended lowering my asking price by 25k stating we would get multiple counter-offers and bring the price back to my original asking price. However, as soon as an offer was on the table Carlos automatically canceled an existing showing request without discussion, a signed contract, or discussing opportunities for this counteroffer strategy he suggested. In addition, Carlos demonstrated poor negotiation tactics as he recommended giving in to most of the buyer’s request indicating a lack of representation on my behalf. Need for 3rd Party Involvement in Order to Get a Response The title company had to reach out during closing and echoed one of the same ignored issues that I previously identified via email to Carlos and Marcus Jaffe. Carlos provided a standard sorry you feel that way response while Marcus responded that he only saw my email after the Title company got involved and claimed it was due to my email being sent to his personal email vs work. Marcus totally omitted the fact he instructed me to utilize his personal account to share the email of concerns but chose to avoid the issues which did not need to make it to the Title Co table. More Suboptimal Communication/Failure to Report Realtor Responses Apparently during a realtor and client visit to view the unit, the neighbor at the time attempted to interfere with the peaceful showing of the unit. However, Carlos failed to report the realtor response and the interference until 3weeks later. I was only informed after I suggested official signage identifying the specific unit for sale to avoid prospects knocking on the neighbor’s door and possibly upsetting them during open houses. In response to my request, Carlos provided an index card with the Sotheby’s stamp on it and taped it to the door with my unit number penned in. Lack of Attention to Details and Proficiency Once an offer was on the table, Carlos left the trail email from the Buyers agent identifying he sent official documents which he evidently did not read/open as most of the attachments had a title page but followed with blank pages. Another sign of neglect, highlighting subpar proficiency and poor attention to detail. The buyer’s agent emailed asking for the actual official documents which I sent separately to Carlos just days prior but again was another email ignored/overlooked. Obviously my experience did not reflect anything close to previous reviews and I continue to wonder what factors contributed to the difference in service rendered - although there should be no justification to discriminate between clients. Even a month after the sale of my home, I continued to get calls from other realtors stating my listing referenced “expired” and not “sold” which is what contributed to over a month of harassing calls. Another oversight by Carlos as he evidently forgot to remove the 2nd listing he made which he intended to minimize the appearance of so many days on market. Overall this was an experience I would hate for anyone el
