    Rich did an amazing job with helping me find my first home! He was so patient with me and the difficult situations we had to handle securing this home. He was super quick to reply to all my messages, and went above and beyond to get me answers to my questions. I really saw Rich as a friend by the end of our journey and I am so grateful for his expertise through it all.

    I sold my house through Richard around the end of the pandemic. He came highly recommended to me by a couple friends. He was fairly easy to work with most of the time. He was motivated to sell the home and had all the contacts necessary for me to get the home ready to sell. My home was not in a condition that was easy to sell when we first met, which is why I contacted him so early in the process. I knew it needed a lot of work, and Richard definitely has the contacts to help you get this done. My only complaint about his contacts is that the painters he recommended got paint on a lot of things in the house. Not necessarily his fault. Hopefully he has found a better painting contractor. Frequently during the process, there would be significant lapses in communication. For example, he told me that he was coordinating the photographer to come over and that he would tell the photographer not to photograph certain areas that we had yet to address, then the photographer photographed those areas. He called me after the photos were given to him irate with me for not having those areas fixed prior to having the photos taken and implied that it was a huge inconvenience to him to prevent those photos from going on the listing. He acted like it was a surprise to him (it was not) and vaguely talked down to me like I was a child. Speaking of being inconvenienced, there were multiple times in my working with him that he expressed frustration with doing negotiating (as my paid representative in the selling process), making comments suggesting that he was doing things that weren't even his job. I am not sure who should be negotiating terms on my behalf if not him, but that's what he seemed to think. There were numerous examples of this, too many to recount here. Another example of when we butted heads was when a contractor had corrected a previous issue and the receipt that they sent said that a $0 balance for the work was past due. He was adamant that I contact them and get the past due annotation removed, even though the bill was for $0 (because it had been paid) and the work was clearly complete. It was a simple glitch in their system and I felt like we had more important things to focus on at the time, so I tried to inform him that this was an easy thing for him to explain to the other realtor and the buyer, but from my perspective it seemed like that was just too much work on his end to make that simple explanation (assuming the question even came up to begin with). There were other things that came up. He seemed frustrated with me that Home Depot would not be available to replace the carpet sooner. Not sure what I could have done to rectify that. He didn't seem to like that I would be living in the house until it sold, but I really didn't have anywhere else to go at the time. In dealing with him, there seemed to always be this general condescension. Those things can largely be chalked up to personality conflicts, though, and I'm sure he's a fine salesman. In the end, he sold the house for our listed price. It was a little under market value but that was because the market was going up so fast that that was bound to happen to any home sold during that time. He wasn't the most pleasant to deal with, and I'm sure he'd say the same about me, but the house was sold in a timely manner after all the repairs and upgrades were made, and that's what matters most.
