Josh helped me buy my first house and it was an easy experience with him. This review is for my second property I bought with him! My Fiance and I sold her house and had a terrible experience with her realtor. He was older and seemed disinterested in speed, communication, or direction. Having used Josh before I decided that for buying a camp I would go straight to him. I text him and within an hour he responded with a picture of a camper! He was on vacation!!! He still took time to answer my questions, give me some feedback on properties and sent me some informative documents on the property I was looking at. All while on vacation! The bank came to us saying we needed flood insurance (which made no sense as we were far back from water, and about 50 feet above it). They were telling us to pay the near $1000 a month for flood insurance or hire a FEMA representative to come redraw the lines. One solution was lots of money, and another was going to be a lot of time added onto the closing. Josh had it dealt with in 2 days. He printed out the FEMA report and google maps with our cottage, sent them to the FEMA office and they signed off on it not being in the flood zone without even going to the property (nor costing us a dime)! On top of that, after our inspection it was found that the bank would not give us a loan without a few issues dealt with (stairs, handrail, and about 10 outlets not being grounded.) The day Josh found out about this from the bank he messaged us and told us he would head over the next day and take care of it! Sure enough he went over fixed it, and took pictures to send to the inspectors! If you want a realtor that is informative, available for questions, fast, AND goes above and beyond for you look no further then Josh. 2 houses bought with him, and whether buying or selling I am not going with anyone else but Josh! As you can tell I can't recommend him enough!

Josh is an excellent Realtor. He helped me buy my first house ever under asking price! He is knowledgeable, extremely responsive, and all in all a professional. Currently looking at buying a second house or land and of course I went straight to Josh. He was on vacation but responded to me immediately! If you don't go through Josh for Downeast Maine area you are doing it wrong.

We would highly recommend Josh Shelton. He's very professional & courteous. Knowledgable about the area, houses and local rules & regulations. We're from out of state and it was nice to have Josh represent us as a local realtor.

Josh really impressed us with how far above and beyond he went to make sure that all of our needs were met, and that we were happy with the outcome of our search for property. I couldn't recommend him more highly!

We had Josh represent us multiple times, as buyer agent and as seller agent. Josh was excellent to work with. He always returns phone calls and texts in a timely manner and always answers all of our questions. We would highly recommend him and will use him again when the time comes to buy or sell.
